54% of people research products on social media before purchasing them.

71% of purchases are based on inquiries made through social media.

Social media platforms (SMP) are highly visible sites for those looking to advertise a product. According to the 2024 Digital Study conducted by We Are Social and Meltwater, 70% of the Mexican population uses them. Additionally, according to ClearSale, 6 out of 10 people made at least one purchase in 2023 through these platforms, while Global WebIndex reports that 54% of consumers research products via social media before buying them.

One advantage of selling through social media is that the results don’t have to be immediate. However, they are reflected over longer periods, as two of the key functions are positioning the brand and building loyalty with followers. Moreover, according to a study by eMarketer, 71% of buyers are more likely to make a purchase based on social media. For this reason, it’s important to consider using at least one platform if you plan to sell your property. Below, we present the most popular ones today.

• Facebook: It is one of the most popular platforms for selling homes due to its wide reach and various features. In addition to reaching a large audience through feed posts, specialized real estate groups, and paid ads, it allows direct interaction with potential buyers. To top it off, it’s the most widely used platform, with a rate of 93.2%.

• Instagram: This is a visual app used to showcase properties attractively through photos and videos. It can reach a younger audience and offers features like Instagram Stories and Reels to advertise creatively and dynamically. In terms of statistics, 90% of users follow at least one brand account.

• LinkedIn: This is a professional platform where you can connect directly with real estate professionals, and sellers can share property listings with a business audience. There are also groups and discussions on real estate topics, aimed at professionals looking to boost their image.

• TikTok: With over 1.5 billion monthly users, TikTok has become one of the most exposed global apps, which is why more and more brands are advertising their products and services there. It’s a useful tool for real estate agents to show their homes in short videos, like virtual tours. Its advantage is that it has a younger audience, so combining it with other social media platforms increases overall coverage.

• YouTube: YouTube allows the creation of virtual home tours, tutorials on the home-buying process, and the sharing of testimonials from satisfied clients. In addition to showing properties in a detailed and engaging way, there is the potential to reach a third of the global audience, according to Google statistics, and to monetize the content.

• WhatsApp: Although it’s not a traditional social network, WhatsApp is an instant messaging tool used for communication and real estate sales. In addition to being key for conversing with potential buyers and sending photos and videos of properties quickly, it has features like WhatsApp Business for automating responses, providing faster and more effective customer service.

• Telegram: Like WhatsApp, Telegram is a messaging app that enhances connections with consumers. However, unlike WhatsApp, it allows sending higher-quality multimedia files and creating broadcast channels for a community. This way, you can send information about your property to a larger number of users in less time.

There are more platforms that have been added to the list of tools for selling your property. Some have been introduced recently, advancing slowly but successfully. For this reason, we recommend considering the use of one of these platforms to boost your real estate business, always seeking professional advice or approaching specialized companies.
