Additionally, according to the National Housing Commission (Conavi), each eco-house reduces around 1 to 1.5 tons of carbon dioxide.

Workspaces for everyone: Digitalization has changed the way we work, allowing companies to choose between in-person, hybrid, or remote models. Therefore, it is important to create spaces that foster both individual and collaborative development among employees. For office real estate developments, the challenge lies in finding privacy without sacrificing collaboration; in this case, coworking will be a significant factor in designing the space. Moreover, for remote work, it is important to consider a dedicated space that is comfortable, pleasant, and efficient.

Today’s housing models: Architects and property designers must consider two concepts: coliving and cohousing, which are gaining popularity because they facilitate access to housing, especially for young people, due to their lower costs compared to traditional homes. The coliving trend modifies the traditional layout of a property by requiring individual rooms and bathrooms that can be personalized by the occupant, providing privacy, comfort, and security.

Technological solutions: We are currently experiencing a high level of technological integration in our lives, and undoubtedly, the real estate sector is no exception. The primary uses of technology in homes, offices, and shopping centers include security, entertainment, lighting, and energy savings. Using Artificial Intelligence (AI) tools not only facilitates daily activities but can also save between 40% and 50% on electricity bills, whether for businesses or families. This is why more and more people are looking for smart homes; in Mexico alone, as of 2022, there were approximately 3 million smart homes, according to Lutron Electronics Mexico.

Inclusion is a priority: One of the main concerns for families with members with disabilities is ensuring safe and independent mobility throughout the house. Likewise, more companies are providing job opportunities for this population segment. This has led to designs, especially in public spaces such as plazas and offices, integrating ramps, elevators, and specific areas to facilitate the integration of users with reduced mobility and simplify the stay for those with intellectual disabilities.

These are just a few of the most relevant trends; however, improvements in security, streamlined consumption in shopping centers, and enhanced workspace experiences will be sought, all accompanied by the use of AI.
