How to rent with a roommate if you have a tight budget?

Although 76% of the population prefers to live independently, according to Neximo, most opt to share a house

Young people and students are the ones who most frequently seek roommates.

According to a survey by the real estate consultancy Neximo in 2023, 76% of Mexicans preferred to live alone. However, at the end of last year, rental prices in Mexico City saw an increase of 15.9%, according to the portal Inmuebles24. While both rental and purchase prices have reduced the opportunities for independence, this situation has also led more people to seek shared apartments with one or more roommates to reduce expenses.

In addition to those who want to take the leap into independent living, out-of-town students also seek to rent a room in shared housing, as they have smaller budgets. This has caused the demand for places near high schools and universities to skyrocket. However, there are nearby neighborhoods that are great alternatives. Below, we present the five best areas to live with roommates without exceeding your budget.

• San Lorenzo Tezonco: This locality is one of the original villages of the capital, where some of the oldest traditions are preserved. Located on the outskirts, its connection to the Periférico and Avenida Tláhuac provides good mobility, especially for those heading to Ciudad Universitaria. Additionally, as it borders some municipalities in the State of Mexico, it becomes a commercial hub. It is worth mentioning that the average rent for a two-bedroom apartment is 8,500 pesos per month.

• Vallejo: This is one of the largest boroughs but also one that offers great diversity. The area has a wide variety of hospitals, schools, recreational spaces, and cultural venues, in addition to a comprehensive public transport network. It is ideal for students and workers who seek a peaceful environment, as well as proximity to their daily activities. Rent in this area starts from 3,000 pesos per month.

• Agrícola Oriental: It is considered one of the best-located areas in terms of accessibility, as several important roads, such as Ermita Iztapalapa and Ignacio Zaragoza, originate from it. Moreover, it is home to a large number of public and private companies, mainly in the food and restaurant sectors, making it one of the best areas for dining. Despite being one of the most in-demand areas for real estate investment, the average rent is 9,000 pesos per month.

• Ampliación Aviación Civil: According to the “Dónde Invertir” index published by the LaHaus portal in 2023, this area ranked second in terms of appreciation for real estate investors. This is because it is a retail leader, thanks to its nearly 1,000 shops and proximity to the airport. As a result, living costs here are highly affordable, with housing rents starting at 5,000 pesos per month.

• Isidro Fabela: Although this locality is not as central, it is an ideal alternative for those seeking a quiet and clean residential environment, as it is considered “the greenest.” With much of the area consisting of natural spaces and parks, it has become a tourist spot that boosts the local economy. On the other hand, its lower population compared to other areas increases the availability of properties, with rent starting from 4,000 pesos per month.

These are some neighborhoods in different boroughs where you can live with roommates without compromising your budget. You will likely find other options that also fit your financial needs, so we recommend searching thoroughly or reaching out to a real estate agent for advice on finding the most suitable place for your requirements.
